The Russian warehouse real estate market entered 2025 with several years of rapid growth behind it. However, signs of a slowdown are being observed in the current year. The development of the sector is directly related to the transformation of supply chains, investment activity and changes in the structure of Russian consumption.
The decline in demand began in the fall of 2024. "The trigger was the increase in the key rate. In the context of rising credit costs, many players suspended their expansion plans and began to revise their strategies, focusing on optimizing already occupied space," noted NF Group partner Konstantin Fomichenko. Large market players, such as Sberlogistics, began to terminate lease agreements for space in warehouse complexes at the end of the year, Vedomosti wrote.
As a result, the market entered 2025 with not the most joyful forecasts. According to estimates by IBC Real Estate and NF Group, demand for warehouses may return to 2021 levels due to a decrease in transactions in Moscow, for example, by about 20%.
In the warehouse market, demand is falling, but new warehouse space is being introduced. In many ways, the growth drivers here are online retailers and import substitution. According to Evgeny Bumagin, a member of the board of directors and head of the department for work with warehouse and production facilities at IBC Real Estate, the declared construction volume in 2025 is 5.3 million square meters. However, he believes that only a quarter of this figure will actually be introduced, which, even in such volumes, will lead to a jump in vacancies and competition for tenants.
Director of the warehouse logistics department of the transport company "KIT" Sergey Fedorov points to the emergence of new warehouses in the regions: in Nizhny Novgorod, in Khabarovsk. In his opinion, a strong deficit of warehouse space is observed in the south of the country, in the Kama region, Yekaterinburg, Kazan, Omsk, the Far East, etc. According to NF Group, the volume of the Moscow market by the end of 2025 will be approximately 520,000 sq. m versus 180,000 sq. m in 2024.
As for sublease, vacant areas are appearing. According to the director of the production department of Boxberry Andrey Sokolov, this may be due to a decrease in purchasing power and, consequently, a decrease in the volume of stocks in warehouses.
The low deficit of available warehouses affected rental rates. 2024 was marked by their sharp growth: according to IBC Real Estate, by 43.6%, to 12,800 rubles, according to NF Group, by 41.17%, to 12,000 rubles per year. As a result, many tenants were not ready to pay such rates in 2025, which caused a decrease in the number of new rental transactions, believes Stanislav Akhmedzyanov, Managing Partner of IBC Global.
The warehouse real estate market in 2025 is moving from a phase of rapid growth to a more mature and balanced stage. Despite short-term fluctuations in demand, expansion of sublease and rate adjustments, the segment retains potential for development. In the coming years, automated warehouse management systems (WMS) and robotic complexes will play a special role.
If you look at the warehouse equipment market, you can see the following situation. Most of it belongs to Chinese companies, which have raised prices in recent years. "Everyone got used to the fact that a Chinese forklift should be cheap until 2022. Today, the situation has changed, even if someone can bring European or Japanese equipment, it is at exorbitant prices. And products from China have become better quality, but also more expensive," said Mikhail Guryev, CEO of PogruzchikMSK LLC. In the near future, Chinese brands will have to compete with each other.
Among other trends of the current year, we can also highlight the problem with the lack of statistics on warranty repairs. Often, you have to wait a month for spare parts to be delivered. Against this background, renting equipment for a period of a month or more is becoming more popular. The need for highly qualified service specialists also remains.
Within the framework of the special SkladTech exposition, companies can present warehouse equipment and technologies to a wide professional audience. In 2024, the exposition stands were visited by more than 13,900 specialists - cargo owners, representatives of logistics, transport and forwarding companies.
SkladTech is held jointly with TransRussia, the largest logistics exhibition in Russia and the CIS. Many TransRussia participants have their own warehouses and can become potential clients of SkladTech exhibitors.
